Track & Magnetic Lighting in the UAE

Magnetic track has become the default ceiling system in UAE apartments, villas and retail fit-outs for one practical reason: the layout is not fixed at first fix. The electrician installs a recessed or surface-mounted 48V track and a remote driver, and every luminaire after that clips on magnetically. Move a sofa, re-merchandise a shop, add a reading spot over a chair — the ceiling never gets opened again.

Ziera supplies complete 48V magnetic systems rather than loose heads: track profiles in recessed, surface and suspended formats, end caps and couplers, remote drivers sized to the run, and the full module family — adjustable spots, floods, linear grazers, folding arms and drop pendants — so the whole ceiling comes from one voltage, one colour temperature and one finish. Everything is stocked in the UAE and available for both single villas and multi-floor project quantities.

What to get right

Size the driver to the run, not the track

A 48V magnetic track carries whatever the driver behind it can supply. Total the wattage of every module you intend to clip on, add roughly 20% headroom for later additions, and specify the driver against that figure. Under-sizing is the single most common fault on a magnetic install — it shows up as flicker or dropout only once the ceiling is fully loaded.

Decide recessed vs surface before the ceiling is closed

Recessed track needs a plaster-in frame set during gypsum work; surface track can be added at any point afterwards. If the false ceiling detail is still being drawn, recessed gives the flush, trimless line most UAE interiors are specified for. If you are retrofitting a finished apartment, surface or suspended track is the only realistic option.

Keep beam angles mixed, not uniform

A track fitted entirely with 24° spots produces a row of identical pools and flat walls. Mixing narrow spots for artwork and objects, wide floods for circulation, and a linear module or two for general fill is what makes a track ceiling read as designed rather than as a grid.

Match CRI and colour temperature across the whole run

Modules from different batches or brands on one track are immediately visible as a colour mismatch along the ceiling. Specify a single CCT — 3000K for residential, 4000K where task visibility matters — and CRI 90+ anywhere finishes, timber or merchandise are being judged.

Questions

Track & Magnetic Lighting FAQs

What voltage do magnetic track lights use in the UAE?
Magnetic track systems run on 48V DC, stepped down from the 220-240V AC mains by a remote driver. The track itself is low-voltage and safe to handle, which is why modules can be clipped on and moved without isolating the circuit — but the driver must still be installed and commissioned by a licensed electrician.
Can magnetic track lighting be dimmed?
Yes. Dimming happens at the driver, not the module, so the driver must be specified as dimmable and matched to your control protocol — TRIAC for simple wall dimmers, 0-10V or DALI for larger and smart-controlled installations. Ziera supplies matched dimmable drivers and controllers alongside the track.
Is recessed magnetic track suitable for a gypsum false ceiling?
It is the most common application in the UAE. Recessed track sits inside a plaster-in frame installed during gypsum work, giving a flush or trimless line. The frame has to be set before the ceiling is skimmed, so the track layout must be agreed at first fix rather than after handover.
Do you supply magnetic track for projects outside Dubai?
Yes. Ziera supplies across the UAE from its Sharjah base, including Dubai, Abu Dhabi and the northern emirates, and quotes project quantities for hospitality, retail and residential developments.
